Two years of preparation lead to $30 million Pensacola Place redevelopment

A project to redevelop and expand Pensacola Place at 4334 N. Hazel St. is under-way after more than two years of planning and preparation as Chicago has issued a $30 million building permit.

The permit is to “erect (a) new four story, 132 dwelling unit building addition on top of existing podium as per plan.” The general contractor is Helios Design Build, and the designer is David Lee Brininstool of Brininstool + Lynch Architects.

An earlier published report said the building’s owners, Waterton Associates, “presented amendments to the original plan for the development from 1973 that included building townhomes in places that had been designated for commercial use, adding other housing and additional ‘changes and upgrades.'”

In April, 2015, the owners “announced they had bought the building and were planning to upgrade “the building’s common area and amenities, including the fourth-floor outdoor deck and the area alongside the building’s outdoor swimming pool by removing an existing tennis court and adding cabanas, fire pits and other features,” DNAInfo reported that December. (The permit lists WRPV XI Pensacola Chicago, LLC as the owner, at an address associated with Waterton.)

Key subtrades include: Electrical — Connelly Electric Co.; masonry — Olson Construction Co. and Richards & Weyers Const.; plumber — Triton Plumbing, LLC; and refrigeration and ventilation — Westside Mechanical, LLC.
