PREMIER Design + Build Group, LLC breaks ground on 678,858 sq. ft. industrial development in Downers Grove

PREMIER Design + Build Group, LLC and Bridge Development Partners, LLC have celebrated the official groundbreaking of Bridge Point Downers Grove, a three-building, 678,858 sq. ft. speculative industrial development, in late June.

Situated on a previously undeveloped, 57-acre infill site at the intersection of Interstates 88 and 355, Bridge Point Downers Grove is expected to provide a strategically located, high-visibility facility for office, ecommerce and distribution tenants.

More than 30 attendees were on hand, including Downers Grove Mayor Martin Tully, Illinois State Representatives Peter Breen and David S. Olsen, Downers Grove Economic Development Council president Michael Cassa, and representatives from Bridge Development Group, architects, engineers, and lenders.

“A lot of planning and cooperation goes into a project of this magnitude before the shovel goes into the ground,” PREMIER president Alan Zocher said in a statement. “We are very proud to be a part of the construction team with Bridge Development Partners. Where others see obstacles, they see opportunities. Where others see problems, they see solutions. Where others have failed, they succeed. We are lucky to be part of the team.”

The buildings will be located at 3600, 3700 Lacey Rd. and 3800 Finley Rd. in Downers Grove, and a detention pond will sit at the south end of the site. Constructed from insulated precast concrete, all three buildings will feature low-e tinted glass, and ESFR fire suppression systems with backup generators.

The site will be richly landscaped to meet the Village of Downers Grove’s requirements. In addition, Lacey Road will be widened to accommodate dedicated turn lanes for this project and have islands added providing a safer traffic flow that what presently exists. Turn lanes into the site will also be modified at the Finley Road entry to accommodate the development. Other notable features, per building:

Building 1: 174,576 sq. ft. of space, 32’ clear height, 2,000 amp service, 213 parking spaces, 33 exterior truck docks (expandable to 42), and four drive-in doors.
Building 2: 212,937 sq. ft. of space, 32’ clear height, 2,000 amp service, 226 parking spaces, 33 exterior truck docks (expandable to 42) and four drive-in doors.
Building 3: 291,345 sq. ft. of space, 36’ clear height, 3,000 amp service, 242 parking spaces, 40 exterior truck docks (expandable to 55) and two drive-in doors.

Cornerstone Architects, Ltd. is providing architectural services, and McCallum Associates will provide landscaping services. Engineering support is provided by Swift Structural Design (structural) and SPACECO (civil).

Cushman & Wakefield executive managing director Jason West, executive directors David Friedland and Sean Henrick, managing director Michael Magliano, and director Doug Pilcher are representing Bridge Development Partners, LLC.

The project is expected to be complete by early 2019.
