PREMIER Design + Build, LLC has completed construction of Bridge Point McCook II for Bridge Development Partners, LLC. Tenants can move into this 226,196 sq. ft. state-of-the-art industrial facility immediately.
Bridge Development Partners purchased 14 acres in McCook, IL for the development of Bridge Point McCook II at 8401 W. 47th St. The facility can accommodate up to four tenants who will benefit from convenient access to I-55 and I-294. These businesses will also be able to pull from a local labor pool from surrounding communities such as Summit, Lyons and Brookfield.
“The completion of Bridge Point McCook II continues to demonstrate our commitment to delivering a quality product,” said PREMIER executive vice-president Brian Paul in a news release. “The new facility features adaptable, class A amenities for today’s more sophisticated end users. This is one of several PREMIER projects in the area that accommodates the demand for this type of warehouse.”
Building envelope materials consist of load-bearing, precast wall panels, a 45-mil fully ballasted EPDM roofing system and glass and glazing at the office entryway. A new detention basin for storm water management has also been constructed.
Bridge Point McCook II features 32 ft. clear-height warehouse spaces, 34 exterior truck dock positions, four drive-in doors, an ESFR sprinkler system and 1600 amp, 277/480 volt electrical service. In addition, tenants can use a new lot with 11 trailer and 219 car stalls.
Jeremy Jelonek of PREMIER Design + Build Group, LLC was the project manager and Scott Lebak was the field superintendent. Vern Schultz of Colliers International represented the building. The PrivateBank and Associated Bank financed McCook II. Cornerstone Architects provided architectural services.
McCook II is the second class A facility recently completed in McCook by PREMIER. A build-to-suit warehouse and distribution facility was completed in October of 2014 and occupied by FREEMAN, a Dallas-based marketing company.
