McShane to build $27 million mixed use development in Old Town

Brinshore Development and Michaels Development Company have selected McShane Construction Company to complete Clybourn 1200 – an 84-unit mixed-use, mixed-income development in Chicago’s Old Town neighborhood.

The seven-story infill project at 454 W. Division St., designed by architects Pappageorge Haymes Partners, received a $27,155,000 building permit on Nov. 12.

It has 17,000 sq. ft. of retail space on the ground level and a one-story, 25,295 sq. ft. indoor parking garage on the second floor topped with five residential floors.

Clybourn 1200 was designed to meet LEED Certification and incorporates various sustainable components including a solar panel water heater system, low VOC products, permeable pavers and ENERGY STAR lighting and appliances.

McShane will also complete the associated sitework for the project such as sidewalks, landscaping, and a surface parking lot for retail customers and guests.

Subcontractors listed in the building permit include: Electrical, American Electric Construction, Schaumburg; masonry, TK Concrete, Inc., Elmhurst; plumbing, Best Plumbing Inc., Crestwood; refrigeration and ventilation GHC Mechanical Inc., Elk Grove.

The project will be completed in the second quarter of 2017.
