An obsolete bakery in Schiller Park stands empty on a 10-acre parcel of land near one of the busiest airports in the country. This is a bustling industrial area, just northwest of Chicago on the border of O’Hare International Airport, and a fantastic location for businesses—especially for businesses that rely on distribution. Bridge Development Partners, LLC recognized the importance of such a strategic location and selected PREMIER Design + Build Group, LLC to construct a distribution facility on that site that will be completed by the end of second quarter, 2017.
The bakery will be demolished and two separate buildings will be built in its place. One will be an 84,700 sq. ft. building and the other a 72,825 sq. ft. building. Not only will these buildings be located near O’Hare’s southern cargo entrance, they will also be easily accessible from Interstate 294. I-294 covers more than 53 miles of road, connecting the Chicago suburbs and providing access to O’Hare as well as to the state of Wisconsin. The Schiller Park location also benefits from its proximity to Chicago and its extensive rail lines and industry. Chicago is home to 29 Fortune 500 companies and ranks as the 21st largest economy in the world.
Tenants who choose to move their businesses to Schiller Park can look forward to tapping into a large and available work force. The town resides in Cook County, the second largest county in the US with more than 5.2 million residents. In fact, more than 40 percent of Illinois residents live in Cook County.

The Schiller Park facility will feature precast steel construction, 32’ clear height warehouse space, 125-foot truck courts, one loading dock per 3,000 square feet and office-to-suit build out options. The facility will also feature ESFR sprinklers and bioretention ponds. Each building will be able to accommodate multiple tenants.
The PREMIER team responsible for this design and build includes vice-president Mark Melone, senior project manager Christopher Kiziak, and field superintendent Zach Gadomski.
Cornerstone will provide architectural services and Swift Structural Design and Knight Engineering and will provide engineering expertise. Bridge Development Partners, LLC is the developer.
