The foundation has been set for an exciting new residential project at 455 North Carpenter St. in Chicago’s West Town neighborhood. Developed by Range Group, the five-story building will replace the former Allied Valve Industries facility and introduce 72 modern rental units, ground-floor retail spaces, and convenient parking facilities to the area.
Project Overview:
- Location: Corner of Grand Avenue and Carpenter Street
- Developer: Range Group
- Architect: Hartshorne Plunkard Architecture
- General Contractor: McNea & Sons Construction
- Size: Five stories with 72 rental units
- Foundation Permit: Issued on Nov. 21 by the City of Chicago
The development will feature a range of residential units, retail spaces, and amenities designed to create a modern, vibrant living environment.
A shared rooftop area is planned and retail space will be included on the northwest corner of the building.
The building design features an L-shaped layout that wraps around its neighboring property at 1015 West Grand, optimizing the use of the available space.
Earlier this fall, the former Allied Valve Industries building was demolished by National Wrecking Company, clearing the site for the new construction. McNea & Sons Construction, the project’s general contractor, is overseeing the transition from groundwork to the building’s structural framework.
The 455 North Carpenter project is part of a larger residential boom in the West Town area, which is rapidly transforming into a vibrant, mixed-use neighborhood. Nearby developments include:
- Aberdeen Crossing: A 99-unit apartment building just across the street.
- 220 North Ada: A 308-unit building that has recently topped out.
- 410 North Elizabeth: A planned 383-unit tower that will further contribute to the area’s urban growth.
- Flora (1114 West Carroll): A recently completed 368-unit development that welcomed its first tenants in October.
