Chicago Plan Commission greenlights 20-unit residential development in Rogers Park

The Chicago Plan Commission has approved a new 20-unit residential development at 7015 N. Sheridan Rd., promising to enhance housing options in the Rogers Park neighborhood. The project, spearheaded by True North Real Estate Holdings and designed by architect Andrew Wang, is set to replace an aging single-family home built in 1896.

The five-story building will stand 68 feet on a 6,900 sq. ft. site, accommodating a mix of 16 two-bedroom and 4 three-bedroom units.

The ground floor will include a spacious lobby, covered garage with 10 parking spaces, and 20 bike parking spaces to encourage eco-friendly transportation. The upper four floors will house residential units, with two lightwells ensuring ample natural light throughout.

Four of the residential units will be designated as affordable housing, reflecting the city’s commitment to providing diverse living options for varying income levels.

There will also be a rooftop lounge and the building will have a brick exterior with large windows, blending seamlessly with the neighborhood’s traditional architecture while offering views of Lake Michigan and the surrounding area.

City planners justified the need to demolish an existing historical home, saying the new development will “better serve community needs by adding modern housing and amenities”.

In addition to the covered garage, the building will promote sustainable commuting with dedicated bike parking, capitalizing on Rogers Park’s excellent public transit options.

Estimated to cost between $6-7 million, construction timelines are yet to be finalized pending permits and financing. However, the project’s approval marks a significant milestone in addressing the growing demand for housing in the area.
