14 townhouses to be built in Douglas neighborhood

Construction has started on a 14-unit townhome development in Chicago’s historic Douglas neighborhood. This multi-million dollar project is being built on a long-vacant lot, replacing a surface parking area with housing.

The City of Chicago recently issued two permits authorizing the construction of 14 three-story townhomes—seven on South Dr. Martin Luther King Jr Drive and seven more directly behind on South Calumet Avenue. Both permits were filed on November 15, 2024, and list a construction value of $4.1 million each. The permits were granted to an LLC based out of LaSalle Street in The Loop.

Chicago Yimby reports that the first permit, issued on March 21, covers 3244 through 3258 South King Drive. The second, issued March 24, mirrors the first and covers 3245 through 3259 South Calumet Avenue.

Each permit has a reported construction cost of $4.1 million and D.O.M. Properties Investment, Inc is the general contractor.

Designed by Hanna Architects, the townhomes include:

  • A rooftop deck with stair enclosures for added privacy and skyline views
  • A second-floor balcony, enhancing outdoor access and architectural appeal
  • A detached rear garage providing one off-street parking space per home

The development replaces a large surface parking lot located on the northwest corner of King Drive and 33rd Street. Part of the Camp Davis State Historic Site, the lot has remained underutilized in recent years. Its transformation into new housing exemplifies how thoughtful construction can repurpose land and reinvigorate a neighborhood.

This new housing cluster is close to:

  • A Divvy bike station at 33rd Street
  • Route 3 King Drive bus stops (northbound and southbound)
  • Routes 1 and 4, accessible via Indiana Avenue at 32nd Street
  • 35th-Sox Red Line station (0.75 miles west)
  • 35th-Bronzeville-IIT Green Line station (within walking distance)
  • 35th Street-Lou Jones Rock Island Metra station (0.8 miles away)

Backed by $8.2 million in total investment, a respected general contractor, and a clearly defined architectural vision, this build brings lasting value to both the community and the professionals who help shape it.
