PREMIER Design + Build Group, LLC takes lead constructing 242,859 sq. ft. facility in Hialeah Gardens

Bridge Development Partners, LLC has chosen PREMIER Design + Build, LLC, based in Itasca, ILto construct Bridge Point Crossroads West near Miami, Florida.

Groundbreaking for this 242,859 sq. ft. industrial facility occurred in June, 2015 and tenants will be able to move in second quarter of 2016.

A 17-acre parcel of land in Hialeah Gardens, Florida was purchased by Bridge Development Partners to accommodate the construction of Bridge Point Crossroads West. The state-of-the-art, speculative facility will be located 15 miles north of Miami, easily accessible via Florida’s Turnpike.

“New manufacturing companies, rapid growth in population and port expansion have increased the need for new and redeveloped warehouse facilities in the Southeast market,” said PREMIER executive vice-president Brian Paul. “The construction of Bridge Point Cross Roads West acts on those needs to deliver Class A amenities and adaptable warehouse space along with strong multi-modal connections. This is one of several PREMIER sites in the area that will exceed tenant expectations.”

Crossroads West tenants will have convenient access to neighboring sea and airports. These businesses will also be able to pull from a local labor pool from surrounding Dade and Broward counties.

Building envelope materials include concrete tilt-up wall panels, a galvanized metal canopy front entrance and glazing in anodized aluminum frames, and the facility will be equipped with a 45 mil TPO roofing system. Storm water will be carried out via an onsite storm sewer system and a new 3.7-acre wet bottom retention lake.

The project will have 32 ft. clear-height warehouse spaces, 81 truck dock positions, two drive-in doors, an ESFR fire protection sprinkler system and 1,600 amp, 277/480 volt electrical service. A new parking lot with 227 stalls will be provided as well.

Jeremy Jelonek of PREMIER Design + Build Group, LLC is the project manager overseeing construction and Jonathan Corraliza is the superintendent. RLC Architects are providing architectural services. Gian Rodriguez and Wayne Ramoski of Cushman & Wakefield are representing the building.

Bridge Development Partners, LLC is also planning to develop Bridge Point Crossroads East and South facilities to realize a new, four-building industrial park complex. PREMIER is the design and build firm on all four buildings.
