New mixed-use development approved for North Center

A building permit has been issued for a new five-story, mixed-use development at 2035 West Irving Park Road in Chicago’s North Center neighborhood. The project, dubbed The Irving, is being developed by Altitude Capital Partners and Newport Realty, with design by Jonathan Splitt Architects.Located at the southwest corner of W. Irving Park Road and N. Seeley Avenue, the $6.5 million project will replace a former retail strip center, which was demolished in 2024.

The development will include 3,000 square feet of ground-floor retail along Irving Park Road and resident-focused amenities along Seeley Avenue, such as:

  • coworking space and fitness center
  • secure indoor bike room with capacity for 37 bicycles
  • 15 indoor parking spaces in a rear garage
  • rooftop entertainment area
  • dog-washing station, private storage, and virtual package concierge

The Irving project is part of the revitalization efforts along the Irving Park corridor, providing new housing options and retail space in a walkable, transit-accessible location. Its combination of residential amenities, design features, and commercial space aligns with the city’s goals for sustainable urban development and job creation in the construction sector.
