PCR Group is proposing to build a mixed-use development at 3327 N. Lincoln Ave. Designed by Jonathan Splitt Architects, the project would incorporate the existing buildings’ features and add “modern urban living and efficient use of space”.
The storefront, formerly Dinkel’s Bakery, would be preserved, including the neon marquee as part of the six-story building.
PCR Group has submitted a rezoning application and Chicago Yimby reports the first floor is designed with a 2,700 square-foot commercial space along Lincoln Ave., including:
- residential lobby
- co-working amenity space behind the Dinkel’s façade
- 20 Vehicle parking garage
- 42 bicycle parking spaces
- Retail space
Residential units will be spread across the second through sixth floors. These units range from 628 to 1,318 square-feet. The plan also includes a fitness room on the second floor and rooftop space connected to a large outdoor deck.
While the construction schedule is not yet available, the building is expected to be completed next year.
