CRG has broken ground on The Cubes at Cicero, an 85,680-sq. ft. Class A industrial development designed to meet growing demand for small-format logistics space near Chicago.
Located at 5401 W. Roosevelt Road in Cicero, the speculative facility will offer tenants modern amenities including 32-foot clear height ceilings, 16 dock-high loading doors, two drive-in doors and approximately 2,000 sq. ft. of office space. The site provides direct access to Interstates 290 and 55, sits less than 10 miles from downtown Chicago and is about six miles from Midway International Airport.
“The Cubes at Cicero is designed to meet the critical demand for modern logistics space in Chicago,” Susan Bergdoll, CRG’s senior vice-president and partner for the Midwest Region said in a statement. “By delivering a high-quality, well-located facility of this scale, we are addressing a segment of the market with extremely limited supply and giving tenants an option that simply hasn’t existed in this area until now.”
The project is being launched as Chicago’s industrial market continues to see historically low vacancy rates. According to Colliers, the vacancy rate stood at 4.67% as of mid-2025, approaching an all-time low of 4.5%. The firm also reported 10.7 million sq. ft. of leasing activity in the second quarter—marking the busiest quarter in over two years.
Colliers has been named exclusive leasing agent for the project. The team of Thomas Rodeno, Patrick Turner and Sean Austin will lead tenant outreach and leasing efforts.
CRG selected DSI as general contractor for the project. The facility was designed by Lamar Johnson Collaborative (LJC), CRG’s integrated architecture and design firm.
The Cubes at Cicero represents CRG’s ongoing focus on developing Class A industrial assets in high-demand infill markets. The company is the real estate development arm of Clayco.
