Ryan Companies, in partnership with Namdar Realty Group and Mason Asset Management, has officially closed on the land deal and begun construction on the final phase of Pullman Crossings, a 50-plus acre industrial park located within the Pullman Park development. The new 160,000-sq. ft. speculative industrial facility is slated for completion in August 2025.
This project follows the recent groundbreaking of another 170,000-sq. ft. speculative facility at Pullman Crossings, further solidifying the area’s growing industrial presence. Pullman Crossings is part of the larger 180-acre Pullman Park development led by Chicago Neighborhood Initiatives (CNI).
“The final phase of Pullman Crossings is a significant milestone in the ongoing transformation of the South Side,” said Kyle Schott, Vice President of Real Estate Development at Ryan Companies. “Not only will this project meet the increasing demand for modern industrial space, but it also underscores our commitment to revitalizing this historically important neighborhood.”
The new building will be located on a 10-acre site at 10800 S. Doty Ave., minutes from key transportation routes, including the Bishop Ford Expressway, Highway 20, and Interstate 57. It will feature modern amenities such as outdoor seating areas, bike racks, ESFR fire protection, and 32-foot warehouse clearance, making it adaptable for various uses, including warehousing, distribution, light manufacturing, and other industrial applications.
“This project is a turning point for the South Side,” said David Doig, president of Chicago Neighborhood Initiatives. “It showcases the power of collaboration between the public and private sectors to foster inclusive economic growth. Beyond creating much-needed industrial space, this facility will generate quality jobs and contribute to the long-term prosperity of the community.”
Ryan Companies is leading the development and construction of the facility, with construction financing provided by Bankers Trust. The project is expected to be completed by August 2025, marking the completion of the Pullman Crossings industrial park.
