The Community Development Commission (CDC) has allocated $5.5 million in TIF funding for the initial residential phase of LeClaire Courts. This project, designed by The Habitat Company and Cabrera Capital Partners in partnership with the CHA, is part of a larger master plan that envisions up to 725 residential units, various mixed-use buildings, around 440,000 sq. ft. of commercial space, publicly accessible open spaces, and parking facilities, all developed over multiple phases.
Construction is expected to start in late Spring 2025, with George Sollitt Construction Company as the general contractor. The building phase is expected to last around 14-15 months.
The first residential phase, located at the corner of S. Cicero Ave, S. La Crosse Ave, W. 44th St, and W. 45th St, will feature two six-story mixed-use buildings. This phase includes 160 residential units spread across these buildings: 4400 S. Cicero and 4458 S. Cicero.
Buildings were designed by Solomon Cordwell Buenz and will be separated by a public courtyard along S. Cicero Ave, marking the start of a green belt throughout the development. They will share 123 parking spaces in surface lots to the west.
The north building at 4400 S. Cicero, an L-shaped structure, will house 110 residential units and 14,000 square feet of retail space for the Chicago Commons Early Childhood Center along S. Cicero Ave, with the residential lobby facing W. 44th St. Additional amenities on the ground floor include a fitness center, flex space, administrative offices, a mail room, a laundry room, and a bike room accommodating 37 bikes.
The south building at 4458 S. Cicero, a bar-shaped structure, will stand 70 feet tall like the northern building and will contain 50 residential units. The ground floor will feature 2,500 square feet of retail space, fitness and flex spaces, residential amenities, a laundry room, and a bike room for 30 bikes.
The total project cost is approximately $97 million.
