Ryan Companies breaks ground on 190,000-square-foot industrial facility in Bellwood

Ryan Companies, in partnership with Washington Capital Management, Inc. has completed the land acquisition and started construction on a new 190,000-square-foot speculative industrial facility in Bellwood.

Ryan Companies will serve as both developer and builder for the project. Construction is underway, with completion anticipated in spring 2027.

The development, at 840 25th Avenue on the former SureBuilt building site, marks another milestone in Ryan’s ongoing strategy of redeveloping underutilized industrial properties into modern employment and investment hubs. The project follows the company’s successful transformation of the Pullman Crossings industrial park on Chicago’s South Side.

“The 13-acre site presents a rare opportunity in Bellwood to ensure an economically sound future for the residents of Bellwood,” said Mark Koske, director of real estate development at Ryan Companies. “The facility is not just about attracting tenants. It’s about attracting new investment and creating jobs on a well-located site, and we are excited to partner with a forward-thinking community like Bellwood to make it happen.”

Designed to meet modern industrial requirements, the Class A facility will feature a 32-foot clear height, ESFR fire protection system and exterior bicycle racks. The building’s flexible layout is expected to accommodate warehousing, distribution and light manufacturing operations, helping address demand for high-quality industrial space in a supply-constrained market.

The Bellwood development builds upon Ryan’s track record in industrial redevelopment. Since launching Pullman Crossings in 2017, the company has developed five industrial buildings totaling more than 1 million square feet. The project includes major facilities such as the Whole Foods Midwest Distribution Center and an Amazon last-mile distribution center. Pullman Crossings has generated more than 600 jobs while transforming one of Chicago’s largest previously undeveloped sites into a thriving industrial park.
