Ground broken on 44-unit housing project at 63rd and Western in Chicago

Construction is underway on a 44-unit residential development at 63rd Street and Western Avenue, marking the first major new housing project on the site in more than two decades.

The project is being led by Southwest Organizing Project (SWOP) in partnership with Brinshore Development and Toro Construction, with support from Local Initiatives Support Corporation and BMO.

A groundbreaking ceremony was held April 13, bringing together project partners and community representatives at the long-vacant site, located between the West Englewood and Chicago Lawn neighbourhoods.

Plans call for a mix of one- and two-bedroom units. The development is intended to address housing demand in an area that has seen limited new residential construction in recent years.Community leaders involved in the project said the development reflects ongoing efforts to reinvest in underutilized land and expand housing options on the city’s South Side.

16th Ward Ald. Stephanie Coleman attended the event along with representatives from development, financial and community organizations.

Construction is currently in early stages, with completion targeted for spring 2027.

The project adds to a growing number of infill housing developments in Chicago aimed at redeveloping vacant or underused parcels and increasing residential density in established neighbourhoods.
