The Cubes Project to bring jobs, innovation centers and green space to North Lawndale

Construction has started on The Cubes at Roosevelt & Kostner, a two-building, 364,102-sq. ft. industrial development in Chicago’s North Lawndale neighborhood, creating about 125 construction jobs.

The project is being developed by CRG, Related Midwest, and 548 Development on a 20.8-acre site at Roosevelt Road and Kostner Avenue, with the first buildings expected be completed in the third quarter of 2026.

Approved under the city’s INVEST South/West program and supported by Mayor Brandon Johnson’s Build Better Together initiative, the development will receive $8 million in Tax Increment Financing and the sale of city-owned land.

The Cubes will feature two 182,051-sq. ft. industrial buildings with 36-foot clear heights, 54 dock-high doors, four drive-in doors, 323 car parking spaces, and 84 trailer parking stalls. The buildings are designed for modern logistics and distribution operations and are located near Interstate 290. Construction is being led by DSI, with GMA Construction Group, a minority-owned firm, serving as partner.

In addition to industrial space, the project will include two 5,000-sq. ft. community “innovation centers.” One will be operated by Black Men United and the other by the New Covenant Community Development Corporation, providing meeting, job training, and entrepreneurship space for local residents.

There will also be a three-acre public park with native plantings, shade trees, and a fitness path. Rooftop solar panels will generate a 3-megawatt array, providing discounted clean energy to approximately 500 low-income households on Chicago’s West Side.

CRG says The Cubes address a shortage of Class A industrial space in Chicago while including community-focused amenities. Colliers has been appointed the exclusive leasing broker for the development.
