Chicago developers Range Group and HSA Commercial Real Estate have acquired two adjacent parcels totaling 2.25 acres in the Kinzie Planned Manufacturing District on Chicago’s Near West Side. The firms plan to develop two speculative 35,000-sq. ft. warehouses targeting small-bay users.
ARCO/Murray is the design-build general contractor for the project. The warehouses will be leased by Larry Goldwasser and Matt Cowie of CBRE’s Chicago office.
The properties at 2519 W. Fulton Ave. and 2520 W. Lake St. are positioned to meet the demand for Class A infill industrial space in the area’s growing population centers. The warehouses will feature 28-ft. clear heights, individual drive-in doors, drive-in docks for 40-ft. trucks, and secured parking for vehicles. The project, which will accommodate multiple tenants or a single user, is expected to begin demolition this spring, with completion scheduled for early 2026.
Seth Halpern, principal and co-founder of Range Group, noted that the development will introduce modern industrial space to the Kinzie Industrial Corridor. “These facilities will be ideal for businesses such as last-mile delivery stations, trade and service firms, or light manufacturing, thanks to their proximity to Chicago’s densest neighborhoods,” Halpern said.
Robert Smietana, president and CEO of HSA Commercial, highlighted the growing need for warehouse space in the city. “Chicago has the fastest-growing downtown among major U.S. cities but is severely underserved in terms of new warehouse supply, especially for smaller users,” Smietana said. “The rise of e-commerce and onshoring of manufacturing will fuel competition for urban industrial space in the years ahead.”
The site is less than a mile from the Dwight D. Eisenhower Expressway and approximately 3 miles from the Jane Byrne Interchange, where the Eisenhower, Kennedy, and Dan Ryan expressways meet. The warehouses are also within walking distance of CTA and Metra rail stops.
