A new four-story mixed-use development is in the works for 3122 W Belmont Ave. in Avondale, bringing additional residential and commercial space to the neighborhood. The project, led by Lukaven Development, will be built on  a small vacant lot at the corner of Belmont and N Troy Street, adjacent to the Kennedy Expressway and Metra tracks. Designed by Thomas Architects, the project aims to integrate seamlessly into the existing urban fabric while offering high-quality living spaces and retail opportunities.

The 48-foot-tall structure will feature a wood-frame construction, clad in brick and precast panels. While the final material selections are yet to be confirmed, the choice of brick will align the building with the surrounding architecture, ensuring durability and aesthetic appeal. Precast panels will provide a modern contrast while contributing to the structural integrity of the development.

At the ground level, the building will include 3,500 square feet of commercial space, divided into three separate storefronts along N Troy Street. This retail component will enhance the local streetscape, providing business opportunities and increasing pedestrian activity in the area.

Above the commercial space, the development will house nine residential units spread across three floors.

Chicago Yimby reports that these spacious layouts cater to a variety of residents, from young professionals to families seeking larger urban accommodations. With expected rents ranging from $2,600 to $3,100 per month, the project aims to provide modern housing without affordability requirements, as the total unit count falls below the city’s mandated threshold.

For construction to proceed, the developer is requesting a zoning change from C1-1 to B2-3. The project requires approvals.

Once approvals are secured, construction can begin, though a specific timeline has yet to be announced. Given the project’s location near major transit corridors, city officials are likely to prioritize it to support increased density and mixed-use development.

This project is part of a broader trend of development in Avondale, where increased interest in residential and commercial real estate is transforming former industrial and underutilized spaces into vibrant urban hubs. The proximity to public transportation, including Metra and CTA options, makes this a prime location for mixed-use development, offering both convenience and walkability.
