Kinzie Builders to start work on 5 multifamily developments in the Chicago area, including rental townhomes

Kinzie Builders says it plans to start construction on five new multifamily developments throughout the Chicago area early this year. In total, the general contractor is scheduled to build 91 rental townhomes and 356 traditional apartments across Chicago’s Galewood and West Town neighborhoods, and in the suburbs of Crystal Lake, Mount Prospect and Oak Forest, the contractor said in a March 1 statement.

“Both the city of Chicago and its suburbs continue to experience a robust rental market, and developers are eager to get projects started in order to meet the escalating demand for new and stylish apartments and townhomes,” Kinzie Builders president Steve Spinell said in the news release. “Our rental townhome portfolio looks particularly strong in 2022 as developers feel confident the lack of housing inventory, coupled with the desire for more space as people continue to work from home at least part of the time, will create greater demand for the rental townhome lifestyle.”

The five projects breaking ground this year include:

  • Crystal Lake & Main – Designed by BSB Design Inc., the community will include 48 apartments and 51 townhomes near the Crystal Lake Metra rail station. Developing Crystal Lake & Main are Hamilton Partners and Harlem-Irving Companies.
  • HQ Residences – The 88-unit rental building is located across from the Mount Prospect Metra station in downtown Mount Prospect and designed by OKW Architects. The development team includes Harlem-Irving Companies, Hamilton Partners and T2 Investment.
  • 157th & Cicero Residences – Located a brief walk from the Oak Forest Metra rail station and Cicero Avenue Pace bus line in Oak Forest, the community will include 75 apartments and 15 townhomes. The project is designed by OKW Architects with Deshe Real Estate Group serving as the developer.
  • Galewood Residential in Chicago

    Galewood Residential – Also designed by OKW Architects, Galewood Residential will offer 125 apartments and 25 townhomes near the Mont Clare Metra rail station and along the North Avenue CTA bus line in the city’s Northwest Side Galewood neighborhood. Harlem-Irving Companies, NOVAK Companies and Hamilton Partners are the developers.

  • Wolcott Lofts – This 20-unit rental project, which features both new construction and the renovation of an existing building, is located in the city’s popular West Town neighborhood near Damen and Chicago avenues. Wolcott Lofts is being developed by Harlem Irving Companies and designed by Space Architects + Planners.
