Chicago Plan Commission to review multiple development proposals at Feb. 19 meeting

The Chicago Plan Commission will consider several major development proposals at its monthly meeting Wednesday at 10 a.m. in the City Council chambers at City Hall, 121 N. LaSalle St.

On the Near West Side, the commission will review plans for two high-rise residential buildings:

  • 1338 W. Lake St. (27th Ward): Developer 1338 W Lake Owner LLC is proposing a 33-story building with 321 residential units, 7,800 square feet of retail space, and 191 parking spaces. The project would rezone the property from M2-3 (Light Industry) to DX-10 (Downtown Mixed-Use) and utilize a 3.8 floor-area ratio (FAR) bonus, bringing the total FAR to 13.8.

  • 215 N. Racine Ave. (27th Ward): Two13 Property LLC is seeking to build a 29-story mixed-use building with 347 residential units and 88 parking spaces. The project would rezone the site from DX-5 to DX-16 and use an 8.7 FAR bonus, for an overall FAR of 24.7.

Also on the Near West Side, the commission will consider a planned development amendment at 1061 W. Van Buren St. (34th Ward). The proposal from 1061 West Van Buren Partners LLC would add personal service, day care, and children’s play center uses to the existing development without new construction or changes to the building’s bulk or density.

In Lake View, DLG Development seeks approval for a 12-story mixed-use building at 3611-3625 N. Halsted St. (46th Ward), including ground-floor commercial space, 77 parking stalls, and up to 188 residential units. The site would be rezoned from C1-2 to C1-5 with a maximum FAR of 5.0.

In Uptown, the non-profit Sarah’s Circle proposes supportive housing at 4432-4458 N. Clarendon Ave. (46th Ward). The project would include 54 units for single women, office space for staff, and community space for residents. The property is in the Private-Use Zone of the Lakefront Protection District and is zoned Planned Development No. 138 (Subarea B).

Materials for the proposals were posted online Wednesday, Feb. 4, with draft presentations available Monday, Feb. 16.
