Bradford Allen and Moceri+Roszak break ground on mixed-use development in Arlington Heights

Bradford Allen Development Company, in partnership with Moceri+Roszak, has broken ground on an ambitious mixed-use development at the southeast corner of Arlington Heights and Algonquin roads.

This project aims to revitalize the Arlington Heights area, addressing the increasing demand for modern rental housing options while enhancing the local economy.

The development will include an eight-story residential building housing 301 apartment units and 26,000 square feet of ground-floor retail space.

“This groundbreaking marks a major step in transforming this highly visible site into a vibrant, mixed-use destination that serves as a gateway to Arlington Heights,” said Brian Carley, senior managing director at Bradford Allen. “With exceptional residential and retail options, our development aims to enrich the community and stimulate future investment.”

The project has received positive feedback from village officials, reflecting strong community support. The focus on quality housing and retail opportunities aligns with local needs and economic growth.

Designed by Thomas Roszak Architecture, the new building will offer a diverse mix of apartments, and ground-floor retail space along with:

  • Outdoor pool and spa: A resort-style pool and sundeck for relaxation and leisure.
  • Fitness center and yoga studio: Facilities to support an active lifestyle.
  • Social and media rooms: Communal spaces for gatherings and entertainment.
  • Coworking spaces: Dedicated areas for remote work, catering to today’s workforce.
  • Golf simulator and pickleball court: Unique recreational options for residents.
  • Dog walk and spa: Amenities for pet owners, recognizing the importance of pets in many households.
  • Grill stations and outdoor dining: Designed for socializing and enhancing outdoor experiences.

The development’s architectural design, featuring green vertical accents, pays tribute to the nearby Ned Brown Preserve, integrating sustainability with aesthetic appeal. The eco-friendly features aim to create a landmark building that harmonizes with the surrounding landscape.

This Arlington Heights project is just the first phase of a broader master plan, potentially including up to four buildings. Its prime location alongside the Jane Addams Tollway ensures high visibility, with over 150,000 vehicles passing daily, strategically positioning the development for retail success.

Plans also include ArlingtonMed, a medical office complex, which will complement the residential and retail components. This holistic community aims to cater to various needs, allowing residents to live, work, and access essential services without extensive commuting—particularly appealing for today’s urban professionals.
