Hines has broken ground on 1200 Diehl Road in Naperville, Illinois, a five-story mixed-use development comprising 306-unit multifamily units and 15,000 square feet of retail.
The development was partially funded through Hines U.S. Direct Investments (“HUSDI”). HUSDI is a private placement program that connects financial professionals and their high-net-worth clients with one-off development opportunities.
1200 Diehl Road will feature 306 homes, 15,000 square feet of retail, and 652 parking spaces. Homes will range from studios to three-bedroom units and will feature best-in-class finishes, including Quartz countertops and tile backsplashes, stainless steel appliances, hardwood-style floors, roller window shades, and tech-enabled apartment entry and thermostats.
Amenities include a south-facing pool deck with cabana and chaises; a generously sized co-working lounge; a hospitality-style lobby and leasing office; a club room with a TV wall, fireplace and seating; a golf simulator; and a fitness center with outdoor connectivity.
Additionally, the site is connected to a walking path that circles a nearby detention meadow, which will be upgraded with new pavement and benches for a unique and natural resident amenity.
