$48M affordable housing project under construction in West Humboldt Park

Construction is underway on Humboldt Park Passive Living, a $48 million affordable housing and mixed-use development in West Humboldt Park.

The four-story project at 3831 W. Chicago Ave. will include 60 apartments, with 48 units reserved for low-income households and 13 for people with disabilities, plus two commercial spaces.

It is developed by local firm 548 Development, led by CEO A.J. Patton, with Powers & Sons Construction serving as general contractor. The design is by Lamar Johnson Collaborative, and the project follows passive house energy-efficiency standards.

“This project provides members of this community exactly what they need to thrive,” Mayor Brandon Johnson said at the groundbreaking. “We’re bringing resources necessary for economic mobility while embracing the culture that’s already here.”

Part of the city’s Invest South/West initiative, the project is supported by public and private funding, including $8.2 million from the Department of Housing, $7.1 million from Planning and Development, $18.7 million in tax increment financing and four city-owned parcels conveyed for $1 each.

Cornelius Griggs, president of GMA Construction Group, said the project is personal for him and Patton, who both grew up in public housing.

“Today we get to stand here as productive citizens of Chicago, investing in communities that bred us, that fed us and grew us,” Griggs said.

Amenities will include parking, EV charging, Divvy bike access, a fitness center, rooftop space and public art. The building is expected to open in 2026.
