The adaptive reuse project at 135 South LaSalle, known as the Field Building, has received City Council approval, marking a significant milestone in Chicago’s LaSalle Street Reimagined initiative. This $241.5 million redevelopment aims to transform the landmark Art Deco skyscraper into a vibrant, mixed-use destination in the heart of the Loop.
Originally constructed in 1934 and designated a Chicago Landmark in 1994. The adaptive reuse project, led by Riverside Investment & Development, AmTrustRE, and DL3 Realty, will repurpose 624,000 square feet of vacant office space into 386 residential units and 92,000 square feet of commercial space.
The residential component will include 228 studio apartments, 106 one-bedroom units, and 52 two-bedroom units, with 116 units designated as affordable housing for households earning 60% of the area median income.
Work also includes significant upgrades to the building’s infrastructure and amenities. New residential entrances will be added on South LaSalle and South Clark Streets, and elevator lobbies will be separated from the main public arcade to ensure privacy for residents. The design preserves the building’s historic elements, including stone wainscoting, historic doors, and terrazzo flooring, while introducing modern amenities such as rooftop terraces and indoor-outdoor spaces.
Construction is scheduled to begin in spring 2026, with completion expected in summer 2027. This redevelopment is anticipated to revitalize the LaSalle Street corridor, attracting residents and businesses to the area and contributing to the ongoing transformation of Chicago’s downtown.
